Bringing EV Charging to Brownfields for DEM South Australia

JET Charge and the Department for Energy and Mining (DEM) powered a scaleable solution to bring EV charging to 11 Waymouth St.

Project: 11 Waymouth St, South Australia

Project Summary

Over the course of 12 months, JET Charge engaged and educated the building owners of 11 Waymouth St on the benefits of a site-wide electrical upgrade for EV charging. JET Charge then designed and installed a new backbone to the common electrical services, utilising JET Charge CORE to optimise energy performance and balance charging sessions. The result was a holistic building-wide approach, enabling the site to be scaled-up for further chargers in the future.

Client – Department for Energy and Mining South Australia

The South Australian Government is investing $41 million to help accelerate EV uptake to realise their ambition of net zero carbon emissions by 2050.

They aspire to full electrification of the government’s passenger vehicle fleet by 2030 or earlier.

“Working on this project at 11 Waymouth street has some great learning around what CORE can do to support minimum available load. This serves as an example of how education around EV Charging and billing platforms for the building owner can lead to a building-wide, scaleable solution for everyone.”

Mark Stewart, Project Manager of Infrastructure Services.

Challenges in implementing EV charging in 11 Waymouth St

Electrifying an established site

DEM initially engaged JET Charge to install a small number of EV chargers at 11 Waymouth. The scope of the project shifted when more of the building’s tenants expressed interest in installing AC EV chargers to support fleet operations.

Implementing a building-wide approach required engaging the building’s management and owners to agree to a backbone upgrade, which would require financial investment on their part.

Shifting project scope
Other tenants expressed interest in installing AC EV chargers to support fleet operations, requiring a robust and scaleable solution.
Energy management
Create a future-proof solution that was scaleable and protected the building’s energy supply limits.
Stakeholder requirements
The building owner required a solution that was scaleable for future tenants, secure; while maintaining the electrical integrity of the building, and included a process of reimbursement for charging sessions.

Solution & Implementation

A holistic approach made possible with JET Charge CORE

Once JET Charge identified the need for a holistic building-wide approach, we provided concept design outlines for the solution. Over a 12-month period, we educated the owner and their advisors by addressing each concern with a workable solution.

JET Charge worked with the electrical contractor and property owner to design and install an entirely new backbone to the building’s common electrical services, including a dedicated EV-DB to one floor of the carpark. An “EV Zone” was created for the building, allowing the property manager to re-allocate car bays into one EV-ready space.

JET Charge CORE was utilised to optimise energy performance and balance EV charging sessions. Our dynamic, tech-agnostic management system has ensured future charging capabilities for up to 25 EV chargers, all while safely within the available power supply and protecting the electrical assets of the building.

To alleviate concerns around the capital investment required to upgrade the building, the owner was able to set the price for EV charging sessions, creating a revenue stream from each installed charger.

Additionally, tenants pay for their own EV charger and connection, with each session accessed via their registered Chargefox card. The tenant is billed for this energy use and the building owner is automatically reimbursed as not to be left out of pocket at any stage.

Outcome

JET Charge bringing EV Charging to Brownfields

With more government departments and businesses electrifying their fleets, 11 Waymouth St is an example of a scalable solution that engages innovative technology to manage power and optimise site energy use. It has future-proofed building amenities for the property owner while providing current tenants with a more effective and accessible EV charging solution, and created a blueprint for seamlessly integrating EV into pre-existing sites.
